HOW TO QUALIFY
Menorah Housing Foundation provides affordable housing for older adults and an excellent opportunity to become part of a vibrant, healthy community.
To qualify for our affordable housing, you must meet several criteria and submit the correct paperwork when applications are available. Applicants must be 62 or older, and must receive no more than 50% of the Area Median Income. If you meet these basic requirements, then the next step is to call our information line (see below). The information line will provide you with instructions for applying to one of our housing lotteries, which will determine your place on a waitlist for open apartments.

ELIGIBILITY REQUIREMENTS

62 years of age or older at time of application

Annual earnings no greater than 50% OF AREA MEDIAN INCOME*
*$41,700 maximum income for one-person households (2022), $47,650 maximum income for two-person households (2022)
APPLICATION PROCESS
Most MHF apartments are subsidized by the U.S. Department of Housing and Urban Development (HUD). HUD establishes program requirements that all residents must meet. Each MHF building has an individual waitlist. Applications are not accepted until a building waitlist is opened and an application period begins. Being placed on one waitlist does not mean an applicant is placed on any other building list; however, applicants may apply to multiple waitlists when applications are available. Application periods will be announced by public notice in local newspapers, by flyers at local senior centers, and with social service providers.

**Interested applicants are encouraged to call the Leasing Information Line at least every 30 days to learn about new housing opportunities and any application deadlines.**
After the application deadline, applications that indicate age and income eligibility are included in a lottery. Applications are identified only by number, and applicant numbers remain anonymous to the lottery staff throughout the process. All lotteries take place in a public location and all applicants are notified of the date and time of the lottery. Attendance is optional. The order in which applications are drawn determines an applicant’s placement on the waitlist. All applicants will be notified by mail about their place on the waitlist. Depending on the number of applications received, all applicants may not be chosen in the lottery.
As apartments become available, applicants are interviewed in order of their status on the waiting list and must provide third party verification of age and income eligibility. Only one application is accepted per household. Submission of duplicate or multiple applications from a household may result in disqualification from the lottery.
A person with a disability may request a reasonable accommodation (a reasonable change in policies), a reasonable structural modification, an accessible unit, or the provision of auxiliary aids and services, in order to have equal access to a housing program.
